Second Empire sold for $22,700 over asking price! I’m glad someone saved this home, but that’s a lot of money for a fixer upper.

Realtor Comments

Great opportunity for the right buyer, seeking a labor of love to breathe life back into this Second Empire, which welcomes you into the Ten Broeck Historical District. Located directly across from the Ten Broeck Mansion, has been used as a single family home for quite some time. The zoning may allow for it to be brought back to a 2 family home, but buyer to verify zoning with the city.Home requires extensive work/rehab and is ideally suited for someone seeking a real labor of love to restore and be part of the history of the neighborhood. Home offers 3 floors of living, and contains some great original features, including original moldings and woodwork scattered throughout the home. Property also has a unique corner front garden area, grandfathered in and allowed. Walk to Palace Theater.

What a beauty in the rough. So many attractive elements. I’ve hesitated about considering property to restore in NY simply because of property taxes. Once remodeled and up to snuff, taxes on this one could be as high as $6-7k per year. It would be worth it for someone that has unlimited disposable income.
